Closing Costs on a New-Build Home in Ontario: A Brampton Buyer's Checklist

The purchase price is the largest number in a new-home purchase, but it is not the only one. These are the costs that show up on closing day, with real figures for Cornerstone prices where they can be calculated.

1. Land transfer tax

Ontario charges land transfer tax on every purchase. Brampton buyers pay the provincial tax only. The second, municipal land transfer tax applies in the City of Toronto, not in Brampton.

2. Builder adjustments

This is the part that differs from a resale purchase. A builder's agreement lists charges that are added to the price on closing. Common ones are:

  • The Tarion warranty enrolment fee and the Home Construction Regulatory Authority fee
  • Utility meter installation and connection charges
  • Increases in development charges and education levies after the agreement is signed
  • Driveway paving, tree planting, a boulevard or grading deposit
  • The builder's legal and administration fees

The amounts depend on the agreement. The most useful thing you can do is ask, before you sign, for a cap on adjustments written into the agreement, so the total cannot exceed a stated figure.

3. HST

Cornerstone prices are stated as including the expanded HST rebate. If you qualify, nothing more is owed for HST on the price. If you do not qualify, the rebate amount is usually payable on closing. Read how the 2026 HST rebate works before you sign. HST can also apply to some of the adjustments.

4. Legal fees and title insurance

You need a real estate lawyer to review the agreement, search title, register the transfer and the mortgage, and handle the funds. Title insurance is a one-time premium. Ask for a written quote that includes disbursements.

5. Mortgage costs

Lenders may charge for an appraisal. If your down payment is under 20%, mortgage default insurance is added to the mortgage, and the Ontario sales tax on that premium is paid in cash on closing. Default insurance is not available on homes priced at $1.5 million or more.

6. Property tax and utilities

The builder adjusts for property tax paid for the period after you take possession. A newly built home is often reassessed after closing, and a supplementary tax bill can arrive months later, so set money aside for it. The Cornerstone features list also shows the gas water heater on a rental basis, which is a monthly charge.

7. Upgrades and the first-year list

Anything chosen at the design appointment beyond the standard finishes is paid for before closing, usually with a deposit at the time you choose. After closing, new owners typically buy window coverings and appliances and, in a freehold home with a yard, fencing.

What freehold buyers do not pay

Buyers of pre-construction condominiums pay interim occupancy fees for the months between moving in and the building being registered. A freehold home closes once: you get the keys and title on the same day, and there is no interim occupancy period.

A simple way to budget

Add the land transfer tax, a written quote from your lawyer and the capped adjustment figure from your agreement. Then keep a reserve for the supplementary tax bill and the first-year purchases. If you would like the numbers worked through for a specific model, register and ask.
