Why a double garage matters in a townhome
Parking is a common complaint among townhome owners. A single garage with a short driveway holds two cars at best, and Brampton restricts overnight street parking. A household with two working adults, or with parents living in, runs out of space quickly.
The Liam solves that inside the home's own footprint: two cars side by side in the garage on the ground floor, with a storage area beside them.
How the Liam is laid out
The Liam is a three-storey back-to-back freehold townhome with three bedrooms and 2.5 bathrooms.
- Ground floor: the double car garage, a storage area and a covered porch entry.
- Second floor: an open great room, a kitchen with a flush breakfast bar, a powder room and a full-width balcony.
- Third floor: the primary bedroom with its ensuite, two more bedrooms, the main bathroom and the laundry.
Back-to-back means the home shares its rear wall with the home behind it. There is no backyard. The outdoor space is the balcony off the living level, which runs the full width of the home.

End and Corner versions cost more because they have an extra exposed side with more windows and, in the Corner plan, a little more floor area.
Who the Liam suits
- First-time buyers who want freehold ownership in Brampton below $700,000.
- Two-car households who do not want to depend on street parking.
- Buyers who do not want yard work. There is no lawn at the back to maintain.
It is a weaker fit if you need a bedroom on the ground floor for a parent, or a fenced yard for children or a dog. In that case look at the Charlotte, which has a ground-floor in-law suite, or the Ethan Special, a two-storey town with a finished basement.
What to check before you choose a lot
- Which way the balcony faces. South and west balconies get afternoon sun.
- Where the block sits. On the Phase 1 site plan the double car garage towns are in blocks B21 to B23, between Mogul Street and Savera Drive.
- The lot premium. End and corner homes usually carry one. Ask for it in writing.
- Whether the home is fully freehold. The builder's price list describes it as freehold. Have your lawyer confirm that no monthly common-element fee applies to your lot.
The deposit is $10,000 with the offer and $10,000 at 30, 90, 150 and 180 days, with the balance to 10% at one year.
